Terms of Service

Last updated June 4, 2026. These terms cover how members and partner resorts use the Campers Reserve network.

1. Acceptance of Terms

By accessing or using Campers Reserve, you agree to be bound by these Terms of Service ("Terms"). If you are using Campers Reserve on behalf of an RV resort or other business, you represent that you have the authority to bind that business to these Terms. If you do not agree, do not use the service.

2. What Campers Reserve Is

Campers Reserve is a verified-member RV resort membership network. Members join once a year, carry one scannable digital membership card, and reserve daily, weekly, or monthly stays at participating partner resorts across the network.

Partner resorts use Campers Reserve to fill long-term sites with pre-vetted members. Occupancy at a partner resort is held with Campers Reserve under a program agreement, and the program pays the resort directly. Campers Reserve is not a landlord, a property manager, or a party to any lease, and it does not own or operate any resort. Each resort is responsible for the condition, safety, and lawful operation of its own property.

3. Eligibility and Membership

You must be at least 18 years old and able to form a binding contract to become a member. Membership is for one verified person and is not transferable. Your membership runs for one year from the date you join and may renew only with your explicit consent. There is no automatic trial period and no requirement to choose between plans; membership is a single flat annual offering.

4. Account Registration and Security

You must provide accurate and complete information when you create an account, and keep it current. You are responsible for safeguarding your account credentials and digital membership card, and for all activity that occurs under your account. Notify us immediately at support@campersreserve.com if you suspect unauthorized use of your account or card.

5. Membership Dues, Fees, and Payment

Member dues are billed annually at $75 per year, which includes the annual background check that keeps your membership in good standing. There is no member booking fee. Members set one refundable $500 deposit held by the program, network-wide, never per-park.

Stay payments and partner payouts are processed through Campers Reserve and Stripe. Resorts are paid by the program, not by the guest. Partner resorts pay a flat monthly subscription based on plan: Single Park at $249 per month for up to 60 sites, Network at $449 per month for unlimited sites, and Portfolio at custom pricing for multi-park groups. There is no per-booking fee ever, and never a percentage of rent. Founding partners receive their first 3 months waived.

All fees are non-refundable except as required by law or by the cancellation policy shown to you before checkout. Fees may change with notice as described in Section 14.

6. Member Verification and the Deposit-Free Gate

Membership includes an annual background check. Campers Reserve may require this verification to remain current before you reserve or check in, and may decline or pause access if a check cannot be completed or does not pass.

Members travel the network deposit-free at every gate. Your verified membership and one refundable $500 deposit held by the program, network-wide, stand in place of a traditional per-park security deposit at participating resorts. By keeping a valid card on file, you authorize Campers Reserve to charge stay amounts and any documented charges allowed by the cancellation or damage policy shown before checkout.

7. Fixed-Term Stays, Non-Renewal, and No Eviction

Network stays are fixed daily, weekly, or monthly guest reservations only. A stay does not create an automatic renewal, a lease, a tenancy, an ownership interest, or any right to remain after the paid stay term ends.

Occupancy is held with Campers Reserve under the program agreement, not between the resort and the member. A month-to-month stay ends by non-renewal with notice through the platform — never by eviction. Partner resorts may decline to renew or extend a stay by giving notice through Campers Reserve. Local law may impose additional requirements, and resorts are responsible for following all applicable state and local rules.

8. Acceptable Use

You agree not to:

  • Use Campers Reserve for any unlawful purpose
  • Attempt to gain unauthorized access to other accounts, resorts, or systems
  • Reverse engineer, decompile, or disassemble any part of the service
  • Use the service to store or transmit malicious code
  • Interfere with or disrupt the operation of the service
  • Misrepresent your identity, your membership, or your right to a stay

9. Your Data and Resort Data

You retain ownership of the information you provide. We access, use, and share it only as needed to operate the network, comply with legal obligations, or as described in our Privacy Policy. Each partner resort has its own private workspace, and one resort can never see another resort's records.

10. Service Availability

We work to keep Campers Reserve available and reliable, but we do not guarantee uninterrupted access. We may perform scheduled maintenance and will give reasonable notice when we can. We are not liable for downtime, data loss, or disruptions beyond our reasonable control.

11. Suspension and Termination

You may cancel your membership at any time; cancellation stops future renewal and does not refund dues already paid except as required by law. We may suspend or terminate an account that violates these Terms, fails verification, or creates risk to members or partner resorts. After an account closes, your data is handled as described in our Privacy Policy.

12. Disclaimers

Campers Reserve is provided on an "as is" and "as available" basis. We do not warrant that every resort, site, amenity, or stay will meet your expectations, and we are not responsible for the acts or omissions of any partner resort or member. To the fullest extent permitted by law, we disclaim all implied warranties.

13. Limitation of Liability

To the maximum extent permitted by law, Campers Reserve is not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits or revenue, whether direct or indirect. Our total liability for any claim will not exceed the amount you paid us in the twelve months before the claim arose.

14. Changes to These Terms

We may update these Terms from time to time. We will notify active members and partner resorts of material changes at least 30 days before they take effect. Continuing to use Campers Reserve after changes take effect means you accept the updated Terms.

15. Governing Law

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-law principles. Any dispute will be resolved in the state or federal courts located in Dallas County, Texas, and you consent to their jurisdiction.
